OBJECTIVES Sunset Captiva is a delightful community of private residences, occupied by residents who may be owners, guests, or renters. All Residents are entitled to an enjoyable experience and the respect for their rights, comfort, and convenience. All Residents must observe our Rules. Although they restrict our behavior, they are common courtesies that make everyone's stay more enjoyable. All Residents should maintain "quiet hours" from 11:00pm to 8:00am as a courtesy to their neighbors

Lucinda will be able to help you with association issues. She does not deal with the individual units. This is the responsibility of the rental agent, or the owner. In case of emergency, call 911.

HOME OCCUPANCY Guests and renters are subject to the occupancy limits of the homeowner or rental manager. In no case can the maximum occupancy exceed six persons for two-bedroom units, or eight persons for three-bedroom units.

PARKING Parking at SC Bayside is limited to BAYSIDE OWNERS and their guest only!!! Every parking space is assigned and anyone parking in a space is subject to towing if they are not a guest of the unit. One parking space is reserved exclusively for contractors. Please make sure your contractor parks in that space only and leaves a note on the windshield stating which unit they are working in. Short-term (15 min) parking is allowed for loading and unloading from the docks for our Homeowners neighbors. Also golf carts may be parked on the property to the left of the dock while on the dock or boat.

PETS Without exception, only owners of Bayside units are permitted to have pets on the grounds. Owners with pets must keep them under control at all times, must not leave them tethered and unattended, and must immediately clean the common grounds of all deposits.

BALCONIES / RAILINGS AND COMMON AREAS For the appearance of our community, we do not permit the hanging of bathing suits, towels, wash, etc. from the stairs or porch railings or balconies Beach toys, umbrellas, etc. should be stored inside unit. Lanais may not be enclosed or altered without written permission of the BOD. Nothing shall be thrown from windows or lanais. Only appropriate furniture may be placed on the Lanai. Common areas inside and outside the building will be used for the intended purpose and no other. No signs, notices, antennas, etc may be attached to/ or visible from the exterior of the building.

TRASH AND RECYCLING Trash chutes are located on the landings between the 1st & 2nd floors and between the 2nd & 3rd floors. All trash should be placed in plastic bags. Recycling for cans, bottles, plastic and newspapers is located under the building on the main level

VEHICLES / PARKING We are a private community, limited to our owners, guests and renters. Other than contractors and other workers providing temporary services, no other persons or vehicles are permitted access. Limit of two cars per home at any time, including guests of guests; - Parking is not permitted on any other area of the property. Cars parked in violations of these rules WILL be towed at the owners expense. Contractors must park in the designated area. No trucks, trailers, boats travel trailers, or motor homes are permitted on the property at any time. Speed limit is 5 miles per hour.

GRILLING For fire safety reasons, we cannot permit barbecue grilling in, under, or around our buildings and porches. We have provided lighted gas grills in the common areas. After use, the grills should be cleaned, and the gas and light turned off.

SWIMMING POOL - NO LIFEGUARD IS ON DUTY- Pool hours are dawn until dusk. Residents are responsible for the safety and good behavior of themselves and their guests. Pets and unsupervised children, excessive noise, running, or unruly play are not permitted. Diving is not allowed. For hygienic reasons residents should shower before entering the pool. Children who are not toilet trained must wear protection. Beverages in glass or breakable containers are not permitted. Rafts and floatation devices are allowed only if they do not interfere with the enjoyment of others.

TENNIS COURTS The tennis courts open for play at 7:30 am and close at dusk. Sign up sheets are available at the courts. Play is limited to one hour, especially if others are waiting. The courts are damaged by inappropriate use. Thus, only proper tennis shoes with white soles are permitted. Bicycling, skateboarding, in-line skating and other non-tennis activities are not permitted.

BOAT DOCKS - NO MARINA STAFF ARE ON DUTY - Dock hours are daily ' dawn to 11:00 PM 'Sunset Captiva Bayside, has a limited number of boat docks that are available for use by confirmed reservation only. Reservations requests and questions should be directed to George Hoch at 239-395-3167. Boat trailers may not be stored at either Sunset Captiva Bayside or Sunset Captiva. Ask your rental agent for suggestions of alternate locations

This marina is not secure in tropical weather and is poorly protected in strong winds from North, East, or South! Boat owners and users are fully responsible for their vessels and any damage to other property that may result from their use or dockage. Proof of proper insurance must be available if requested. Unsupervised children are not permitted on the docks at any time.Common courtesy and good sense are the overriding rules. Specific rules are as follows:

SUMMARY These Rules and Regulations have been adopted to assure that every owner, guest, and renter shares in the amenities of our community. But, in the final analysis, it is everyone's mutual respect and courtesy that makes this a special place.
